Welcome to the world of 100% financing! It has been our experience that most newbies to mid-level investors don’t have the initial capital to bring to the closing table. These investors find excellent potential flip properties; without significant money, the investor cannot close. 100% Hard Money Lending Guidelines

Types of Collateral
Residential Investment properties (no primary) and Commercial properties (Office, retail, light industrial, multifamily, mixed use, etc.)
Repairs
Must use a license General Contractor or one of our preferred certified construction vendors.
Minimum credit scores
650. Middle score. TransUnion, Equifax, and Experian
Required documentation
Light Doc loans: We underwrite our loans on the real estate asset as opposed to the borrower. No Bankruptcy, or active legal judgments
Fees & Rates
14% interest plus $1500 on the additional 10% loaned.
Appraisals
All underwriting is done in house by our seasoned real estate experts, so no appraisal is required
Loan To Value
Up to 100% on the value of the property (on a purchase, we lend off the potential ARV of the property)
Survey
Must purchase land survey (usually $350-$500 cost) before or at closing
Funding of the Loan
2-4 days after approval
